Exclusive Mortgage Leads Vs Semi Exclusive Mortgage Leads

Many Loan Officers and Branch Managers struggle with the question of whether or not it is better to buy exclusive mortgage leads or to buy semi exclusive mortgage leads. This is what I think about it.

1. If you are going to buy 3rd party mortgage leads(great source of leads but not for everyone), you need to know what the quality is that you are dealing with in making your decision. For example: if the company you are getting leads from sells their so called “exclusive leads” 3 times, you are likely better off going with a semi-exclusive lead from that particular provider. Granted if they are lying to you about the quality, you had better not reorder!!!

2. As long as the Lead provider can truly provide you with exclusive mortgage leads (for me to consider a lead source as honest is no more than 30% of their exclusive leads are already working with someone else when you call) then exclusive leads are the way to go. You get better ROI, you don’t have to fight as much for the deal, you get higher commissions per deal, and you increase your production capacity from a time standpoint as it takes less calls to close a loan.

I know what you are thinking: but, but, but exclusive leads are more expensive! Yes that is true but you pay for what you get. If you can find a reliable lead provider there is no question that it is makes way more sense to buy exclusive leads. When it all comes down to it you have to calculate your cost per closed loan from each type of lead. Exclusive leads not only have a better cost per closed loan, they also save you time and energy.
